Today we're taking a look at a new development in Surin by Sansiri, one of Thailand's largest publicly listed developers.

Construction of Rhea began in May 2026, with completion scheduled for the end of 2027. Yet the entire foreign freehold quota has already sold out—there are no freehold units remaining from the developer.

So why has the project generated so much demand?


Just 850 metres from Surin Beach

This is one of those locations where value comes from more than just proximity to the sea. Surin is an exclusive, low-density neighborhood between Bang Tao and Kamala, with very limited land available for new developments.

Unlike many beach destinations, Surin doesn't feel overcrowded or overly touristy. Buyers are drawn to its beautiful beach, privacy, and relaxed resort atmosphere.


Not Another High-Density Condo

The project will feature 295 residences ranging from 29 to 65 sq.m., including studios, one-bedroom, and two-bedroom apartments.

For an off-plan property, the developer's reputation is just as important as the layout or the view.

Sansiri is a publicly listed company with an extensive portfolio of completed developments. Rhea has already received its Environmental Impact Assessment (EIA) approval and construction permit, while construction progress is tracked publicly through an online progress tracker.

This allows buyers to evaluate the project based on actual construction progress rather than sales promises.


Investment Entry Price

Studio units start at approximately THB 3.9–4.3 million. Final pricing depends on the unit size, floor level, position within the project, and views.

The developer also offers interest-free installment payments throughout the construction period.

Estimated rental yields are around 4.2–5.8% per year, excluding any potential capital appreciation by the time the project is completed.


Freehold Is Sold Out—But One Opportunity Remains

The entire foreign freehold allocation at Rhea has already been sold. It is no longer possible to purchase a freehold unit directly from the developer, with the remaining inventory available only on a leasehold basis.

However, Jungle House currently has one resale assignment from a foreign buyer. The unit's existing foreign freehold status transfers to the new owner, allowing the apartment to remain in full freehold ownership.

This is not an additional foreign quota and not a special offer from the developer. It is simply the only freehold unit currently available to us through the assignment of an already purchased property.
