The rental market on the island of Phuket in Thailand remains dynamic due to the growth of international tourist flow and the increase in the share of long-term rentals - 52% of the housing stock is rented out long-term, about 63% of condominiums - short-term.


▪️Among all foreigners arriving in Thailand during the high season, in 2025 from January to April, Russians took third place: +14.38% year-on-year.


▪️The main locations of supply and demand are the areas of Cherng Thale, Rawai and Patong.


▪️About 50% of rental transactions are one-bedroom apartments with an average rate of about $739 per month, another quarter are for three-bedroom apartments - $2,416 per month.


According to the analysis of the short-term rental market supply, the average revenue of landlords (and the load on the rental market from tenants) in the high season of this year in Phuket has grown by 265% from a low base in September 2024.


Over the past two years, the hotel segment of Phuket has grown by about 20 thousand keys. It is likely that by 2028 the market will reach about 100 thousand keys for about 1.5 thousand properties. The residential sector is developing actively, given the entry of large developers from Bangkok into the market.
